Just a quick skip across the Cape Fear Memorial Bridge, Leland has quietly grown from a sleepy crossroads into one of the fastest-growing towns in the country — and the fastest-growing municipality in Brunswick County.

What's Immediately in the Area
Leland sits right on the west side of the Cape Fear River, just across the Isabel Holmes and Cape Fear Memorial Bridges from downtown Wilmington. That location is kind of Leland's whole thing — you get the small-town, slower-paced feel with genuine access to everything Wilmington offers about 10 to 15 minutes away.
Here's what you'll actually use day-to-day:
Grocery & everyday shopping: You've got Harris Teeter, Lowes Foods, Food Lion, Walmart Supercenter, Target, Publix, and Aldi all within the Leland town limits. The Westgate and Waterford Business Park corridors along Highway 17 are where most of this lives — which means for most Leland neighborhoods, you're 5 to 10 minutes from a full grocery run.
Dining: Leland's food scene has grown up fast. You'll find local favorites like Smithfield's BBQ, Flying Machine Brewing Company (easily one of the coolest breweries in the area), Ports of Call Bistro & Tapas, and a whole lineup of casual spots along Village Road and Ocean Gate Plaza.
Medical: Novant Health has a major presence in Leland with both primary care and specialty practices, plus Brunswick Medical Center right in town. The bigger Novant and NHRMC hospital campuses in Wilmington are a short drive over the bridge.
Getting around: Highway 17 is your main artery through town, and I-140 (the Wilmington Bypass) connects the north side of Leland to Wrightsville Beach and the north side of Wilmington without ever touching downtown traffic. That bypass is honestly one of Leland's best-kept secrets for commuters.

Brunswick Forest
The big one. Brunswick Forest is a 4,500+ acre master-planned community and is often called the fastest-growing community in the coastal South. We're talking a network of more than 100 miles of paved and unpaved trails, a Cape Fear National golf course, multiple pools, a state-of-the-art fitness center, tennis, pickleball, and its own commercial district at The Villages at Brunswick Forest (where you'll find Lowes Foods, restaurants, medical, and more — right inside the community). Home styles range from cottage-style townhomes to custom estate homes. Typical price range: roughly $400,000 to $1M+, with luxury estate homes climbing higher.
Compass Pointe
Gated, resort-style, and award-winning. Compass Pointe's vibe is "I'm on vacation every day." The Grand Lanai, Resort Oasis Pool, wellness center, and The Compass Pointe Golf Club anchor the amenities, and the calendar of community events is genuinely impressive. Six different neighborhoods inside — from townhomes and cottages to estate homes. Typical price range: roughly $450,000 to $1M+.
Magnolia Greens
One of Leland's most established golf communities, and a longtime favorite. 27 holes of golf that have hosted PGA and USGA qualifying events, plus tennis, pickleball, pools, and a clubhouse. The home mix here skews a little more mature and established — you'll find beautifully maintained brick homes on tree-lined streets. Typical price range: roughly $350,000 to $700,000.
Waterford of the Carolinas
Waterford is literally built around water — meandering lakes, canals, and waterways thread through the community, and there's a charming village center at the heart of it with shops and restaurants. Mix of single-family homes and low-maintenance townhomes. Typical price range: roughly $375,000 to $800,000+.
Mallory Creek Plantation
Family-oriented, spacious homes, newer construction, and a little more affordable than the big master-planned communities. Great option for buyers who want the Leland lifestyle at an accessible price point. Typical price range: roughly $325,000 to $500,000.
Grayson Park
A family favorite with a clubhouse, pool, and playgrounds. Very community-forward, with a mix of single-family homes and townhomes. Typical price range: roughly $300,000 to $475,000.
Westgate & Westport
Two of Leland's originally-annexed residential developments. Established feel, convenient to everything, and a good entry point to the area. Typical price range: roughly $275,000 to $450,000.
The Bluffs on the Cape Fear
A bit further up the Cape Fear, The Bluffs is a gated waterfront community with a private oceanfront Beach Club over at Oak Island. It's a different flavor — more second-home and luxury-focused, with riverfront lots and big views. Typical price range: roughly $500,000 to $2M+.
Also worth knowing:

Parks and Outdoor Life
If you love being outside — and if you're moving to coastal NC, I'm guessing you do — Leland delivers.
Brunswick Nature Park is the crown jewel. More than 900 acres bordering Town Creek River, with hiking, kayaking, canoeing, mountain biking trails, and picnicking. It's a passive recreation park, which means no loud crowds, no playgrounds full of chaos — just nature, trails, and quiet. Open 8 AM to dusk.
Brunswick Riverwalk Park at Belville is the one I send people to first when they want that "wow" factor. 22 acres along the Brunswick River, directly across from Belville Elementary, with four picnic shelters, two playgrounds, an education pavilion, a fishing pier, and a boardwalk. The views of the Wilmington skyline across the water are stunning — especially at sunset.
Westgate Nature Park is a gem tucked behind the Westgate commercial area off U.S. 17. Paved and elevated boardwalk trails, nature-themed play structures, picnic areas, and an outdoor classroom teaching kids about Leland's wetlands.
Leland Community Park (behind the Leland Post Office) has baseball fields, batting cages, a playground, and picnic shelters — classic community park.
Cypress Cove Park is Leland's first water access site, designed for launching kayaks, canoes, and small Jon boats into Sturgeon Creek.
Town Creek District Park sits on the east side of U.S. 17 about 15-20 minutes southwest of Wilmington, with four baseball/softball fields, tennis courts, a basketball court, playground, and more.
And for the golfers — Magnolia Greens, Cape Fear National (inside Brunswick Forest), and Compass Pointe Golf Club give you three championship courses without ever leaving Leland.

Leland is served by Brunswick County Schools, a district of 20 schools serving about 13,000 students across the county. The Leland-specific schools include:

For most Leland residents, day-to-day errands stay inside Leland, and Wilmington is the "date night, treat-yourself, or serious retail therapy" trip.
Distance to the Beach
You moved to coastal NC for the beach, right? Let's talk about it. Leland's geography gives you options, which is one of the quiet superpowers of living here.
Wrightsville Beach: Roughly 25-35 minutes via the Wilmington Bypass (I-140). The takeoff-right-after-work, grab-a-sunset-swim beach.
Carolina Beach: Roughly 30-40 minutes through Wilmington. Family-friendly boardwalk, fishing, the famous Britt's donuts.
Kure Beach: Roughly 35-45 minutes. Quieter, more laid back, right next to Fort Fisher.
Oak Island: Roughly 35-40 minutes south. Long, wide, dog-friendly beaches and a slower pace.
Caswell Beach & Bald Head Island (via Southport ferry): Roughly 45 minutes to Southport, then ferry. A whole-day experience.
Holden Beach: Roughly 40-45 minutes southwest.
Leland is one of the only spots in the region where you can reasonably pick from six different beaches depending on your mood. I love that about it.
Waterfront Features
Leland isn't oceanfront — but it's genuinely water-rich, and that matters for a lot of buyers.
The Brunswick River runs along Leland's eastern edge and is a gorgeous, wide, navigable waterway that connects directly to the Cape Fear and out to the Atlantic. Riverfront homes in communities like The Bluffs on the Cape Fear have direct water access and deepwater potential.
Sturgeon Creek and Mill Creek cut through Leland and empty into the Brunswick River. These are popular kayaking and fishing spots, with a public kayak launch at Cypress Cove Park off Appleton Way.
Community lakes are a big deal here. Waterford is literally built around its canal and lake system. Brunswick Forest has multiple ponds and nature lakes with kayak access. Magnolia Greens has lovely water features woven throughout.
Boat access: While you won't find private docks on most Leland homes outside of The Bluffs and a handful of riverfront parcels, public boat ramps are accessible via the Brunswick River, and many residents keep boats at marinas in Wilmington or Southport.

Leland isn't for everyone — and that's actually part of what I love about it. It attracts a specific kind of buyer who values:
Active retirees looking for resort-style amenities without the price tag of oceanfront — Brunswick Forest, Compass Pointe, and Magnolia Greens are tailor-made for this lifestyle.
Relocating families who want newer construction, great trails and parks, and a community feel — Mallory Creek, Grayson Park, and Waterford shine here.
Remote workers and professionals who want more house for their money than in-town Wilmington offers, without losing access to everything the city has.
Golfers, boaters, and outdoor lovers who want multiple courses and endless trail systems within minutes.
Anyone relocating from the Northeast or Midwest — Leland has one of the most active "just moved from up north" communities in the state, and honestly, the social life reflects it. It's easy to make friends here.
Leland is probably not the best fit for someone who wants to walk to a coffee shop every morning, live in a 1920s craftsman with history dripping off the walls, or be in the middle of a bustling downtown scene. For that, we're looking at Historic Wilmington or Midtown.
