If your dream Wilmington life involves rolling out of bed, grabbing a coffee at a walkable town center, and being at Wrightsville Beach in less than 15 minutes, you're already half in love with Ogden and Mayfaire. This is where modern convenience meets coastal North Carolina — and it's why so many of my relocating clients end up putting down roots right here.
I'm Tabi with Making ILM Home, and Ogden / Mayfaire is one of the areas I tour with buyers most often — partly because of where it sits, partly because of what's inside it, and partly because there's genuine range here. So let's take the tour together.

The Lay of the Land
Ogden and Mayfaire sit in central New Hanover County, between downtown Wilmington and Wrightsville Beach, woven along the Military Cutoff Road, Eastwood Road, and Market Street corridors. People often use "Ogden" and "Mayfaire" interchangeably, but they're not quite the same thing:
Ogden is the broader, older residential area north of Eastwood Road — historically a more rural pocket of New Hanover County, now home to a wide range of established subdivisions.
Mayfaire is the master-planned area around Mayfaire Town Center, including the residential condos, townhomes, and the commercial heart along Military Cutoff Road.
Location is the unbeatable part. From most homes in the area, you're roughly:
10 minutes to downtown Wilmington
10 minutes to Wrightsville Beach
5–10 minutes to UNCW
10–15 minutes to Wilmington International Airport (ILM)
Close to I-140 and I-40 for regional travel
Quick access to the Military Cutoff Extension heading north toward Hampstead
If you put a pin in the middle of "where everything happens" in Wilmington, you'd land somewhere near Mayfaire Town Center.
What's Immediately in the Area
This is Ogden / Mayfaire's superpower: you almost never have to leave the area for daily life. The Military Cutoff and Eastwood Road corridor is one of the most amenity-dense stretches in the entire Wilmington region.
Mayfaire Town Center — Open-air shopping and dining destination anchored by Belk, Target, Regal Cinema, Apple, lululemon, Pottery Barn, and dozens of national and local retailers and restaurants. Outdoor concerts, seasonal events, and a tree-lit main street keep the place humming year-round.
Lumina Station — A boutique outdoor shopping center just down Eastwood Road, with locally owned shops, galleries, and longtime favorite restaurants.
The Forum — A walkable boutique center along Military Cutoff with restaurants, salons, fitness studios, and specialty retail.
Costco — On Military Cutoff, opened in 2021 and a huge draw for the entire area.
Grocery & essentials — Harris Teeter, Whole Foods, Trader Joe's, Publix, and Lowes Foods are all within minutes.
Healthcare — Novant Health New Hanover Regional Medical Center is a short drive away, and a dense cluster of medical, dental, and specialty offices line Military Cutoff.
Dining — From Bento Box, Boca Bay, and Brasserie du Soleil to PinPoint, Indochine, Henry's, and a long list of casual everyday spots, the range here is genuinely impressive.
Types of Homes in Ogden / Mayfaire
Here's where the area gets really interesting — there's far more variety than people expect. You can find a low-maintenance condo, a family-sized single-family home, a Charleston-style townhome, and a marsh-front custom build, all within the same general area. Let's break it down.
Mayfaire Residential — Townhomes & Condos
Within walking and biking distance of Mayfaire Town Center, you'll find luxury townhomes and condos in communities like Mayfaire Townes, The Pointe at Mayfaire, and several mid-rise condo buildings. These appeal to buyers who want a low-maintenance, lock-and-leave lifestyle just minutes from the beach and the airport.
Typical price range: Roughly $300K to $700K, depending on size, finishes, and views.
Established Ogden Subdivisions
Established neighborhoods like Brittany Lakes, Tanbridge Park, Cypress Pond, Plantation Landing, Pages Corner, and Ogden Crossing make up the bulk of Ogden's single-family inventory. Most are 1990s through 2010s construction with mature trees, three to five bedrooms, and community amenities like neighborhood pools and walking trails.
Typical price range: Roughly $400K to $750K.
Newer Construction & Custom Homes
Tucked off Middle Sound Loop, Bayshore Drive, and Greenview Drive, you'll find scattered new builds and custom homes — some on larger lots, some with marsh or creek frontage along Pages Creek and the Intracoastal Waterway.
Typical price range: $600K to well over $1.5M for waterfront and large-lot custom estates.
Demarest Village & Demarest Landing
These adjacent communities stand out for their Charleston-inspired Traditional Neighborhood Design — front porches, walking paths, and a tight-knit neighborhood feel. A favorite for buyers who want suburban convenience with a more pedestrian-friendly layout.
Typical price range: Roughly $500K to $900K.
One Thing Every Buyer Should Understand: Not All "Mayfaire" Is the Same
This is the Ogden / Mayfaire version of "the thing I want you to know before you fall in love with a house."
A "Mayfaire" address doesn't always mean Mayfaire Town Center walking distance. Listings sometimes use "Mayfaire area" liberally, and there's a real difference between a 5-minute walk to dinner and a 5-minute drive to dinner. Both can be wonderful — but they're different lifestyles and different price points. Before you fall in love with a listing, I'll walk through exactly where it sits and what daily life will actually look like.
Subdivision amenities vary widely. Pools, clubhouses, walking trails, and HOA dues can change dramatically between communities just a few hundred yards apart. We'll verify exactly what's included — and what it costs — before you write an offer.
Parks & Outdoor Life
Outdoor life in Ogden / Mayfaire is genuinely well-rounded:
Ogden Park — A 122-acre New Hanover County park with multi-purpose fields, a dog park, splash pad, walking trails, basketball, tennis, and pickleball courts. One of the best public parks in the entire county.
Cross-City Trail — The county's signature paved bike-and-walking trail passes right through the area, connecting Ogden and Mayfaire to UNCW, Wrightsville Beach access points, and beyond.
Pages Creek — A tidal marsh creek that runs through the area, offering kayaking, paddleboarding, and quiet water access for residents in nearby neighborhoods.
Wrightsville Beach — Only 10 minutes away, with the famous beach loop walk a popular early-morning fitness destination.
Combine that with neighborhood pools and amenity centers in most subdivisions, and you've got an area that genuinely rewards a get-outside lifestyle.
Schools
Ogden / Mayfaire is served by New Hanover County Schools, and strong school options are one of the biggest reasons families plant roots here.
Depending on your exact address, your children may be zoned for Eaton Elementary, Ogden Elementary, or Blair Elementary; Trask Middle School or Holly Shelter Middle School; and most commonly Laney High School. There are also strong charter, magnet, and private options nearby, including Cape Fear Academy and several independent schools.

This section is going to be short — because shopping IS Ogden / Mayfaire's neighborhood backbone.
Mayfaire Town Center — Right here. Walk or 2-minute drive.
Lumina Station — 2 minutes east on Eastwood Road.
Costco — 5 minutes on Military Cutoff.
The Forum — 3 minutes south on Military Cutoff.
Independence Mall & Midtown shopping — About 10 minutes south.
Downtown Wilmington boutiques — About 10–12 minutes.
If you can't find it in Ogden / Mayfaire, it's probably within 15 minutes.
Distance to the Beach
Ogden / Mayfaire isn't a beach neighborhood, but the beach is much closer than people realize:
Wrightsville Beach — Roughly 10 minutes via Eastwood Road. The closest, most popular, and most polished beach option in the Wilmington area.
Carolina Beach — Roughly 25–30 minutes south, with its boardwalk, Pleasure Island vibe, and more affordable beachfront.
Topsail Island — Roughly 30–35 minutes north on US-17, for a quieter, family-friendly beach day.
Many of my buyers tell me that being able to get to the sand in 10 minutes — without paying beachfront prices — is the single biggest reason they end up choosing Ogden or Mayfaire.
Who Is Ogden / Mayfaire Perfect For?
After working this market, here's who tends to truly thrive in Ogden / Mayfaire:

Investors eyeing long-term rental potential close to Wrightsville Beach and UNCW.
Ogden / Mayfaire is probably not the best fit for:
Buyers who want a quiet, rural setting without commercial traffic nearby.
Anyone hoping to walk to the beach itself (you'll need to drive or bike).
Buyers who specifically want historic character — most homes here are newer construction.
Anyone hoping to avoid HOA dues entirely (most subdivisions and Mayfaire condos have them).
