A complete neighborhood guide from theILMrealtor — where the new construction is everywhere, Carolina Beach is 10 minutes away, and yes, the name really did come from a live monkey.


Let's start with the question everyone asks: Yes, it's really called Monkey Junction. Legend has it that back in the 1950s, when Wilmington was a sleepy little coastal town, a gas station owner at the corner of College Road and Carolina Beach Road kept live monkeys at his filling station to attract customers passing through on their way to Carolina Beach. Bus drivers would call out "Next stop, Monkey Junction!" as they approached, and the name stuck. The monkeys are long gone (thankfully!), but the name lives on — and frankly, it's one of Wilmington's most beloved quirks.

The Lay of the Land

Monkey Junction proper is the intersection of College Road (NC 132) and Carolina Beach Road (US 421) — an unincorporated area in New Hanover County that serves as the gateway between the southern end of Wilmington and Pleasure Island.

The broader "South Wilmington" designation covers the corridor extending:

South of Shipyard Boulevard down Carolina Beach Road

Between the Cape Fear River on the west and Masonboro Sound/ICW on the east

All the way to Snow's Cut Bridge, where you cross into Pleasure Island

This is the narrow southern peninsula of New Hanover County — a strip of land sandwiched between two bodies of water, with the Cape Fear River to your west and the Intracoastal Waterway to your east. That geography is part of what makes this area so attractive: you're always close to water, never far from the beach, and still connected to everything Wilmington offers.


What's Immediately in the Area

This corridor has transformed in the last 10-15 years. What was once "that intersection on the way to Carolina Beach" is now one of the most amenity-dense retail corridors in the region.

Walmart Supercenter on S. College Road

Lowes Foods at The Pointe at Barclay

Publix at the newly expanded commercial corridor

Target (new location under construction as of early 2026) at the heart of Monkey Junction

Trader Joe's and Whole Foods about 10-15 minutes north in Midtown

Dining: The dining scene here has grown up fast. A few favorites:

The Pointe at Barclay — newer retail/dining complex with multiple restaurants and shops

The Pointe 14 Cinemas — cutting-edge movie theater with boutique dining

Fish Bites Seafood — local favorite

Carolina Beach Road restaurants — tons of options along the main corridor

The Veranda Bar & Grill at Beau Rivage Golf Resort

Medical:

Novant Health facilities throughout the corridor

NHRMC (Novant) main hospital — about 10 minutes north in Midtown

Multiple specialty practices and urgent care facilities

Getting around: Carolina Beach Road and S. College Road are the main arteries. Both get heavy — especially during summer tourist season heading to Carolina Beach. The Halyburton Memorial Parkway runs parallel to Carolina Beach Road and offers a good alternative for skipping traffic. Monkey Junction itself is a busy five-way intersection, but the local grid makes it navigable once you know the shortcuts.


Types of Homes and Communities

This is where South Wilmington shines. The corridor has one of the most diverse housing mixes in the region — golf course communities, master-planned subdivisions, newer construction developments, condos, and established older neighborhoods, all at a range of price points.

Tarin Woods — Master-Planned Community Favorite

Tarin Woods is one of the anchor developments in the area, south of Monkey Junction off Carolina Beach Road. Built by Blanton Building Company and Hardison Building Company, this community features 14 distinct floor plans ranging from 2,100 to 3,040 square feet. Amenities include resort-style pools, clubhouses, and walking trails.

Tarin Woods price range: Roughly $400K to $700K for newer construction, with lakefront and larger homes commanding higher prices.

Beau Rivage Plantation — Golf Course Living

Beau Rivage Plantation is the neighborhood's headline gated golf community — a residential development anchored by an 18-hole championship course designed to evoke the sandhills near Pinehurst. Built in the late 1980s on what started as a 1,000-home plan, the community today has about 500 homes around the golf course front nine, with mature landscaping, low HOA dues, and a genuine resort feel.

The Beau Rivage Golf Resort is open to the public, with club membership available to residents. Amenities include the championship course, tennis courts, an Olympic-sized pool, a large Tiki Bar (seasonal), on-site dining at Veranda Bar & Grill, and even overnight lodging for visiting golfers. Notably, some holes have Cape Fear River frontage — rare for a golf course in the area.

Beau Rivage price range: Roughly $400K to $800K+, with golf course front homes at the higher end.

The Cape — Established Waterfront/Golf Community

The Cape is a gated golf course community on the western edge of the corridor, with Cape Golf & Racquet Club at its heart. Homes along the golf course and near the Cape Fear River command premium pricing, with a mix of architectural styles and ages.

The Cape price range: Roughly $450K to $1M+, with waterfront estates higher.

Johnson Farms & Johnson Farms on PH Rd

Johnson Farms (and its sub-areas Lakes at Johnson Farms and Johnson Farms on Piner Hollow Road) is a sprawling family-friendly community with newer construction, walking trails, and community amenities. One of the more popular "move-up" destinations for young families.

Johnson Farms price range: Roughly $400K to $650K.

Congleton Farms — Natural Gas Community

Congleton Farms is a newer master-planned community in South Wilmington with the genuine perk of natural gas service (surprisingly rare in the region!), community amenities, and a mix of ranch and two-story floor plans.

Congleton Farms price range: Roughly $450K to $700K.

Motts Landing — Premium Village

Motts Landing is considered one of Wilmington's premier master-planned communities, with homes by Kirk Pigford Homes and Trusst Builder Group, multiple floor plans, and upscale finishes. A go-to for buyers who want new construction with a refined feel.

Motts Landing price range: Roughly $500K to $1M+.

The Forks at Barclay

The Forks at Barclay is a newer-home community near the intersection of 17th Street and Independence Boulevard. Targeted toward families and first-time buyers looking for modern floor plans.

The Forks at Barclay price range: Roughly $350K to $550K.

Grayson Park

Grayson Park is a family-oriented neighborhood with a clubhouse, pool, and playgrounds. Caters to families and individuals seeking a welcoming environment, with convenient access to schools and shopping.

Grayson Park price range: Roughly $350K to $500K.

Samsara Estates — No-HOA Luxury

Samsara Estates is a prestigious community just outside Monkey Junction with large lots (many near 1.4 acres), no HOA or restrictions, and custom estate homes. Distinctive for buyers who want luxury without homeowners association constraints.

Samsara Estates price range: Roughly $900K to $2M+.

The corridor is genuinely the most accessible entry point to in-county Wilmington for buyers under $500K


Parks and Outdoor Life

South Wilmington has some of the best outdoor resources in the city — and they're often overlooked by out-of-towners focused on Wrightsville Beach.

Halyburton Park — 60 acres of mostly-untouched nature with trails through sandhills and pine forests. Home to the New Hanover County Beekeepers Association apiary. Cross City Trail access.

Arrowhead Park — local neighborhood park with fields and playground.

River Road Park — Cape Fear River-front park with walking trails, fishing, picnic areas, and kayak access.

Veterans Park — a massive 260-acre complex housing the Halyburton school complex, athletic fields, walking trails, and community spaces.

Carolina Beach State Park (just across Snow's Cut Bridge in Carolina Beach) — hiking trails including the famous Venus Flytrap Trail (the flytraps are actually native to this small region of NC/SC!), a marina, campground, and Cape Fear River access.

Masonboro Island — accessible by boat from Trails End Park (also in the corridor) — 8.4 miles of uninhabited protected barrier island.

Trails End Park — public boat ramp on the Intracoastal Waterway. Huge for anyone who owns a boat — it's the closest public ICW ramp for most South Wilmington residents.

Snow's Cut Park — views of the canal between mainland and Pleasure Island.

Beau Rivage Golf Resort — public-access golf course within the residential community.

Cape Golf & Racquet Club (at The Cape) — another public-access golf course.

South Wilmington is served by New Hanover County Schools. Schools serving most of the corridor include:

Williams Elementary (K-5) — 3041 Independence Blvd

The Heyward C. Bellamy / Myrtle Grove / Ashley trifecta is a common draw for South Wilmington families. The Halyburton school complex (Anderson, Murray, Ashley all clustered on Halyburton Memorial Parkway) creates a convenient school cluster that many families appreciate.

Shopping in South Wilmington has seriously leveled up.

Inside the corridor:

Monkey Junction intersection — Harris Teeter, Walmart, multiple restaurants, services

The Pointe at Barclay — newer upscale retail/dining complex

S. College Road corridor — big-box retail, grocery, services

Independence Boulevard corridor — retail and dining

The Pointe 14 Cinemas complex — movies, boutique shopping, dining

New Target (under construction) — major addition coming to the corridor

A short drive:

Independence Mall — 10 minutes north, enclosed mall

Mayfaire Town Center — 20-25 minutes north

Downtown Wilmington — 15-20 minutes north

Carolina Beach commercial — 10-15 minutes south


Distance to the Beach

This is South Wilmington's secret weapon. You're closer to Carolina Beach than almost anywhere else in the region.

Carolina Beach: 10-15 minutes south via Carolina Beach Road

Kure Beach: 15-20 minutes south

Fort Fisher: 20-25 minutes south (aquarium, Civil War site, and the ferry to Southport)

Freeman Park (northern tip of Pleasure Island, dog-friendly 4WD beach): 15 minutes

Masonboro Island (via Trails End Park boat ramp): 20-30 minutes on the water

Wrightsville Beach: 20-25 minutes north

Snow's Cut Park / Snow's Cut Canal: 10 minutes

South Wilmington's real perk: you get Pleasure Island beaches in 10-15 minutes — Wrightsville Beach buyers have to commit to 20+ minute drives and tourist traffic in season. Carolina Beach has a more laid-back, locals' feel that a lot of South Wilmington residents genuinely prefer.


Waterfront Features

South Wilmington is a more water-adjacent area than water-front, but there are real water access opportunities.

Cape Fear River runs the western edge of the corridor. Some communities (like The Cape and Beau Rivage) have homes with river views or river proximity, and River Road Park offers direct public access.

Intracoastal Waterway runs the eastern edge along Myrtle Grove, with Sea Breeze offering direct ICW access and community boat slips, and Hickory Knoll near the ICW.

Trails End Park — public boat ramp on the ICW, a huge perk for residents across the whole corridor.

Whiskey Creek & Hewlett's Creek tributaries — smaller creeks with occasional creek-front lots.

Community boat slips — Sea Breeze and a few other communities offer assigned slips or dock access. Always a lifestyle upgrade at a fraction of waterfront home pricing.

Marinas nearby:

Carolina Beach State Park Marina — 10-15 minutes south

Masonboro Yacht Club — technically in Masonboro but accessible

Pleasure Island marinas — 10-15 minutes south

One honest note: waterfront and low-lying properties carry flood-zone, CAMA, and insurance considerations that should always be independently verified for a specific home — it's a normal part of coastal buying, and exactly the kind of thing I help clients navigate.
