If you've been house-hunting in Wilmington, you've almost certainly heard the name Riverlights. It's the community everyone's talking about — and for good reason. Spanning 1,400 acres along three miles of the Cape Fear River, it's Wilmington's only true master-planned community, named 2022 North Carolina Community of the Year by the NC Home Builders Association and 2023 Best New Neighborhood by Wilmington Magazine. With a 38-acre lake, 8 miles of trails, its own commercial village with restaurants and shops, a public day dock on the river, and almost 1,300 families already calling it home, Riverlights is a legitimate destination — not just a subdivision.

The Lay of the Land

River Road runs south from Wilmington along the eastern bank of the Cape Fear River, roughly parallel to Carolina Beach Road, from the south side of downtown all the way down toward Snow's Cut Bridge (where it crosses to Pleasure Island).

Riverlights sits at the heart of this corridor, situated along a three-mile stretch of the Cape Fear River about 5-7 miles south of historic downtown Wilmington. The community is technically in New Hanover County, in Wilmington city limits, and has its own entrances directly off River Road and a newer southern entrance via 7Bridge.

The broader River Road corridor encompasses a mix of Riverlights' master-planned sub-neighborhoods plus older River Road homes, riverfront estates, and some newer infill development — but make no mistake, Riverlights is the headliner.

Riverlights is genuinely built to be walkable and self-contained, which is rare in coastal NC.

Inside Riverlights itself:

Marina Village — the community's own town square with three restaurants and a sports bar, local coffee and ice cream shops, nail bar and salon services, small boutique shopping, and cocktail spots and local craft beers overlooking the sunset

7Bridge — newer southern commercial anchor with upscale retail village, cafes, and services (phases opening 2024-2026)

Community events, farmers markets, and concerts throughout the year

Grocery & essentials (outside the community):

Harris Teeter at Monkey Junction — 5-10 minutes

Walmart Supercenter — 10 minutes

Publix at The Pointe at Barclay

Dining (nearby, outside community): Carolina Beach Road and downtown Wilmington give you a full range of dining options within 10-15 minutes.

Getting around: River Road has been newly renovated and is one of the more pleasant drives in Wilmington — scenic, less congested than Carolina Beach Road, with river views in spots. Downtown Wilmington is a quick 10-15 minutes north. Beaches are 10-15 minutes south. Most residents use golf carts inside the community for short trips to Marina Village and amenities.


Types of Homes and Communities

Riverlights itself is a collection of distinct sub-neighborhoods, each with its own personality, price point, and target buyer. Let me walk you through them.

The Haven at Riverlights — Del Webb 55+

The Haven is the Del Webb-branded 55+ active adult community within Riverlights. 151 single-family homes across 7 floor plans, ranging from 1,345 to 1,987 sq ft, with 2-4 bedrooms. Single-story ranch homes with loft options, built by Pulte Homes.

Exclusive Haven amenities: Private clubhouse with fitness center, resort-style pool, pickleball courts, fire pit, and HOA-covered lawn care — genuinely low-maintenance.

The Haven price range: Roughly $450K to $700K+, with larger floor plans at the top. Note: the community has been extremely popular and many early phases are sold out — inventory comes mainly from resale and new construction releases.

Hamp's Landing

Hamp's Landing is one of Riverlights' premium single-family neighborhoods with custom and semi-custom homes built by a rotating roster of premier builders (New Leaf, Legacy Homes by Bill Clark, Pulte Homes, Trusst Builder Group, Charter Building Group). Proximity to the lake and river.

Hamp's Landing price range: Roughly $600K to $1M+.

Marina Village Townhomes & Condos

Marina Village is Riverlights' walkable heart — and you can actually live there. Luxury townhomes and condos by PBC Design + Build and others let you live directly above/near the restaurants and shops. This is Riverlights' most urban offering and appeals to buyers who want walkability.

Marina Village price range: Roughly $500K to $900K+.

Lakeside Townes at Riverlights

Lakeside Townes is a newer townhome community within Riverlights with walkable access to the 38-acre lake and Lakehouse amenities. Low-maintenance, coastal-designed townhomes.

Lakeside Townes price range: Roughly $400K to $550K.

Single-Family Home Neighborhoods

Riverlights has a rotating collection of single-family sub-neighborhoods being built out by its builder roster. Current and recent phases include communities featuring Pulte's Continental and Raymond floor plans, Legacy Homes' Cypress plans, Charter Building Group's Brookshire and Holts Lake plans, and Trusst Builder Group's signature coastal designs.

Single-family home price range: Roughly $450K to $1M+ depending on lot, builder, and view.

Oasis at Riverlights Apartments

Oasis at Riverlights offers luxury 1/2/3-bedroom apartments within the community for residents who want the Riverlights lifestyle without ownership. Also Argento (a luxury apartment community) and The Cottages (Wilmington's first single-family-for-rent neighborhood) expand the rental portfolio.

The Broader River Road Corridor

Outside of Riverlights itself, the River Road corridor includes:

Older River Road homes — established single-family homes on larger lots, some with Cape Fear River frontage. Typical range: $350K to $2M+ depending on river access.

Various smaller subdivisions along River Road like Creekwood, Fairfield Park, and other established neighborhoods

Waterford & Motts Landing (edging into Monkey Junction) — newer master-planned options

Scattered custom riverfront estates — deep-water Cape Fear River access properties, generally $1M-$3M+

Parks, Amenities, and Outdoor Life

This is genuinely where Riverlights breaks away from every other Wilmington neighborhood. The amenity package is on a different scale.

The 38-Acre Lake

The centerpiece of Riverlights is a 38-acre freshwater lake (man-made, fed by freshwater wells, average 10 feet deep) with paddleboarding, kayaking, and canoeing (catch-and-release fishing); a 3-mile loop trail around the lake perimeter; a fishing and crabbing pier; waterfront parks and picnic areas; and stunning sunset views.

Cape Fear River Access

Riverlights has direct access to three miles of the Cape Fear River with a public day dock for residents, a riverfront boardwalk, a planned 112-slip marina (coming), a kayak launch, and riverside parks.

The Lakehouse Amenity Complex

The community's lakeside amenity center includes a clubhouse with gathering spaces, fitness center, resort-style pool with lap lanes, saltwater swimming pool, outdoor fitness stations, indoor gathering areas with kitchen, and an outdoor fire pit overlooking the lake.

Newer Amenity Expansion

A brand-new second amenity featuring pickleball courts, additional pool, green spaces, and gathering areas has been opening in phases as the community grows.

Dog Park & Walking Trails

There's a dedicated dog park (with plans for expansion), 8+ miles of walking and biking trails connecting every neighborhood, 500 acres of parks, open space, and conservation land, plus nature trails and boardwalks through wetland areas.

Nearby Regional Parks

Halyburton Park — 60 acres of nature, just north of Riverlights

River Road Park — public park with walking trails and river access

Veterans Park — 260-acre complex with fields and trails

Carolina Beach State Park — 10-15 minutes south, with Venus Flytrap Trail

Masonboro Island — accessible via Trails End Park

Riverlights and the River Road corridor are served by New Hanover County Schools. Schools serving most Riverlights addresses include:

Codington Elementary School (K-5) — 4321 Carolina Beach Rd

Private school options nearby: Cape Fear Academy (K-12), Coastal Christian High School, and Myrtle Grove Christian School.

Always verify school zoning by specific address. Note that Riverlights has residents of all ages — from 55+ Del Webb buyers to young families — so school access is a consideration for a meaningful portion of the community.

The Cape Fear River

Three miles of the Cape Fear River run along Riverlights' western edge. The river is wide, tidal, and navigable — connecting north to downtown Wilmington's Riverwalk and south to the Atlantic Ocean via Southport. The public day dock lets residents moor boats temporarily, fish, or launch kayaks.

The 38-Acre Lake

Freshwater, 10 feet average depth, stocked for catch-and-release fishing. Paddleboards, kayaks, and canoes are allowed.

Barnard's Creek & Mott's Creek

Tidal creeks running through the community, with homesites offering creek views and wetland eco-environment access.

Planned 112-Slip Marina

A full-service marina is planned for Marina Village with Cape Fear River access. Timeline and specifics are subject to change — always verify current progress with the developer.

Boat Access

Riverlights public day dock — kayak/paddleboard launch and temporary moorage

Trails End Park — 15-20 minutes away, public ICW boat ramp

Wilmington Downtown marinas — 15 minutes north (Port City Marina and others)

Carolina Beach Marinas — 15-20 minutes south


The Developer Story

Riverlights is developed by Brookfield Properties (originally by Newland Communities), with partnerships with multiple home builders. The build-out started in 2013 with a 10-year plan that's now in its final phases. The fact that Brookfield is a nationally recognized master-planned community developer shows — the amenities, design, landscaping, and attention to detail are genuinely first-class.
